Loft and garage conversions in Newton Mearns
Newton Mearns is mostly houses, with plenty of three and four-bedroom family homes. For a lot of owners here, the question isn't whether a loft or garage can be converted but which gets you the room you want for the least disruption.
We don't do the building work. Tell us your plans, and we'll pass them to one independent firm covering the Mearns. It's free, and you don't have to go ahead.
What was built, and when
The suburb came in waves. Wikipedia's history of Newton Mearns says better roads and railways made it a commuter suburb of Glasgow in the early 20th century, and that about 6,000 more houses came in the 1930s from speculative and local authority schemes. House building started up again in earnest in the 1950s. The old village core had fallen derelict by the 1960s, and the shopping centre that's now The Avenue took its place in 1990.
So you'll find a range of ages on one side of town: 1930s houses, post-war estates and newer ones further out. We won't guess at your street. When the firm comes to look, the age and build of the roof is one of the first things they'll want to know.
The council-wide numbers tell a similar story. In East Renfrewshire, 63% of homes have three or more bedrooms, and 85% are owner-occupied, from the Scottish House Condition Survey tables for 2022 to 2024. And 35.8% of its homes sit in Council Tax bands F to H, the highest of the five councils we looked at, according to National Records of Scotland's 2024 dwelling figures. These are not Newton Mearns figures, but they give you the general picture.
Which project tends to make sense
- Roof trusses change the plan. Many houses from the later 20th century onward have trussed roofs, with thin diagonal timbers filling the space. You can still convert them, but it takes steel, and MyJobQuote (9 October 2026) says it costs more. Have a look through the hatch before you set a budget.
- Hip-to-gable on a detached or semi. A hipped roof loses a lot of space at the side. Building that slope up into a gable can make the difference between a cramped room and a useful one. Under the permitted development limits this is hard to fit, so assume you might have to apply.
- Integral and attached garages. On modern family houses these are often the easiest conversion to do, as a playroom or study. A bedroom may need more on fire safety and ventilation.
- Garden rooms. They're popular for working from home, if the plot allows. If the building stays under 30 m² and has no toilet, you may not need a warrant at all. The garden room guide gives the conditions.
Conservation areas and other restrictions
Before you draw anything up, ask the council whether your street is in a conservation area. Inside one, Circular 1/2024 rules out permitted development for a roof enlargement. Some areas also carry an Article 4 Direction that takes away other rights, so ask about that in the same email.
Newer estates can bring a different kind of restriction. Past planning permissions can carry conditions, and some title deeds limit what you can build. We can't tell you what's on yours. Check before you commit to anything, especially if you plan to convert a garage that was counted as parking when the estate was approved.
Dealing with East Renfrewshire Council
The same council covers all of Newton Mearns, so these contacts apply wherever you are in it:
- Warrant contact: email [email protected] (eDevelopment list, August 2023) or phone 0141 577 3001 (Scottish Government list, February 2019). They're old lists, so check them first.
- How to apply: mygov.scot sets out how a warrant works. It's worth asking how long the team is taking at the moment, and building that into your plans.
- Do I need planning? Email [email protected], from the same eDevelopment list. A rear dormer can be permitted development, but it might still need permission, so ask about your house.
Prices to work from
| Job | Range |
|---|---|
| Loft conversion in Glasgow, any type | About £42,000 |
| Garage conversion, UK | About £14,500 |

Larger houses with bigger roofs can land above those averages. Compare like with like when quotes come in. Does the price include the stair, the warrant, drawings, an en-suite and the decorating? Those differences can be worth thousands.
Where we take enquiries from
All of the G77 postcode district and the areas around it: Whitecraigs, Kirkhill, Maidenhill, Westacres, Greenlaw and Capelrig, along with Broom and Crookfur. Those names come from the same Wikipedia page. Next door, we also have a page for Giffnock. If you're out towards Eaglesham or Busby, you can still send an enquiry, and we'll tell you if we can't find anyone.
Rules, dates and prices on this page were last checked on 30 October 2026.
Common questions
Is my street in a conservation area?
Ask the council's planning team, because we can't open its website to check. If it is, a roof enlargement needs an application, and garden buildings over 8 m² do too. Elsewhere the normal permitted development limits apply.
How do I find out if my estate has conditions that affect me?
Look at the planning permission for the estate and at your title deeds, which your solicitor can help with. The Scottish Government's circular suggests checking the planning history and asking the council about Article 4 Directions. The council can check its records.
Does a bigger house mean a bigger bill?
Often, but not always. A large roof can need less steel for the same room if it's already tall. It's the structure more than the size of the house that sets the price, which is why no one can give you a real price without a visit.
